Hardwood Floors: The Details

If you're popping over for the first time, go here and check out the stunning before and after pictures of having my hardwood floors refinished.  We hired out for it, and I have zero regrets about that because the floors literally look like they are brand new, and you cannot tell where the old floors end and the new floors begin in the kitchen.  Can. Not. Tell.  At all.  It's crazy how good they look.


As promised, here are some of the details.  First off, the cost breakdown:
     175 sq ft of select red oak (for the kitchen) = $565
     Installation of the kitchen floor = $400
     Sand/refinish the entire house (741 sq ft) = $1,296
     Sand/refinish the stairs down to the basement = $250
     Total cost = $2,511

We had hardwood installed in the kitchen as part of the process.  Previously it had peel and stick laminate tiles, which were ugly on so many different levels.  We pulled up the subfloor ourselves, which saved us about $400.  Want to see how we did it?  Read more here.

Since my house is older, the hardwood boards installed in the rest of the house are the "select" grade, which means that the boards are longer than what you would find at a discount wood flooring store ("remnants").  I had to buy similar unfinished select flooring for the kitchen so that it didn't look out of place relative to the rest of the house.  It was $2.98/sq ft...and that was with the contractor's discount.  If you're using a contractor/wood floor guy, make sure you drop their name into the conversation!  I got a discount because my floor guy (Marty @ NYB Enterprises) frequently buys supplies at the store where I ordered my flooring from.  Marty even picked the wood flooring up for me after I ordered it and brought it to my house:


Many people choose to just do a clear coat on their floors etc, but I really wanted something that was a bit cooler shade-wise.  Our original finish was really really (!) orange-yellow.  I couldn't stand it anymore and wanted something different.  When Marty dropped off the hardwood flooring we picked out a stain combo for the floors (shown against the "new" floor, FYI):

We ended up going with a 50/50 mix of Dark Walnut and Provincial (both Minwax stains).  Our floors are red oak, and this combo seemed to tone down the orangey-yellow love fest we had going on in all of the "before" pictures.  The Dark Walnut picked out of the variations in the wood grain, whereas the Provincial kept things from getting too dark.  We have two dogs, one of which has light colored hair and I didn't want his fly-away fur to show all over the floors.



Now, I am going to caution anyone getting stairs refinished--check to see if they are pine wood.  Our stairs down to the basement ARE pine, and since pine is a softer wood than red oak, they took the stain differently. In fact, Marty had to use Provincial stain exclusively on them because the 50/50 mix that we used on the rest of the house soaked right in and was really dark.  If I had known this, I'm not sure that I would have had them refinished.


Having red oak stair treads installed first and then refinished would have been the way to go I think, even though it definitely would have been more expensive.  It's definitely an option later on, and I may keep that in the back of my mind for future projects.

    1. Thank you! I know, why is it that flooring is so expensive?! I think that hardwood is def the way to go though...we lucked out having it underneath the carpeting when we moved in. Maybe you could do a room or two at a time? Prefinished flooring would make it easier to do sections at a time and would prob be more pleasant overall...our house still kind of stinks of polyurethane and the floors have been done for 3 weeks now!

Kitchen floors look gorgeous too!! :) We had our floors redone when we first bought the house - love the floors but the company we went with was HORRIBLE (lesson learned - always ask to speak with current customers to make sure you're choosing a good company). Anywho, they suggested we have the treads on our stairs redone as well. They did the work while we were not at the house and neglected to tell us that the treads were pine. Needless to say, they're now a lovely yellow/orange... Still trying to figure out what to do. I think you mentioned a stain/paint once. We may go that route. Keep up the awesome posts. :)

  34. I like your color choice for the stairway. Personally, I struggle to decide what direction I want the grain to go. For example, I have an entryway hall that later opens up to a wide room and I would like the grain to be going the length of the room.Obviously the wood grain cant change directions at the end of the hall and look good. My little brother thought he'd help out by polishing the floor with wax which I found out was a "No No." We had out own personal skating rink in the kitchen for a day.   105. I am thinking about having wood floors put down. I am sick of replacing my carpet and I am sick of how dirty it can get. I have heard there is nothing like the beauty of real hardwood floors but that they tend to cost a lot more than laminate and that they need more care over there lifetime. And that they tend to scratch easier. Laminate is not supposed to look as good but is also supposed to be be cheaper. I would like some input please.

  138. Hi Sara! This is a great article. I came across it as I am looking at replacing my entire apartment with solid timber or engineered timber and currently have laminate. Was not sure at first as my apartment gets alot of wear, but after doing some research I am thinking of going with solid. I live in Melbourne, Australia and heard that these guys are very good installers and are fully insured -
    O'Brien Timber Floors as when out laying these kinds of dollars, its best to get it done right, rather than trying the DIY route which is possible with laminate. All the best with your renovation endeavors in the futre.

The floor was just finished, and it looks great! Exactly what I was looking for - something cooler, more modern, but not too dark or too grey for an old, traditional house.
